The stagnant property market has forced many homeowners to postpone moving house. Instead many are opting to extending their home. Here at High-Tech Membrane Roofing Ltd we have seen a growing number of garage conversion projects.

In much the same way as conservatories, garage conversions provide an extra room in your property with the additional benefit of not consuming any more of your garden. This new space can be used as another bedroom, a second reception room, a dining room or even a games room – the choice is endless.

In our experience we have seen a number of sons and daughters returning from university and, being unable to find work or save the hefty sum for a house deposit of their own, are being forced to live with mum and dad. We have also seen garages being converted into living areas for an elderly relative who may rely on full-time care but cannot afford care costs.

Garage conversions are becoming an increasingly popular alternative to full-blown extensions because of the lower costs involved. And if done properly they can add value to your property in the long-run.

Although the conversion process is easier, one of the biggest aspects of such a project is increasing insulation – including the garage roof, which is when you will need to call upon the expertise of a roofing company such as us here at High-Tech.

Unless your garage is already part of a two-storey structure (there is a room directly above it), the existing roof is probably going to need to be upgraded.

Garages may have a pitched or flat roof but it is likely that both designs were only originally required to keep rain off the roof of your car and as a result will not be insulated.

While existing garage roofs can be insulated to provide additional protection, many people opt for a replacement flat roof to lengthen its lifespan and minimise maintenance.

Garage roofs are traditionally constructed by way of a timber decking over the main roofing joists and covered with a mineral felt. As felt roofs age, there is a tendency for them to blister in hot weather which can become brittle and crack as the temperature changes. This will also cause movement within the felt system, putting stress on the more vulnerable points. Mineral felt will also attract unsightly moss and algae growth further degrading the roof surface.
