High Tech’s flat roofs are insulated
It’s very simple – heat rises. If your home is uninsulated, or your roof is made of poor quality materials, approximately a quarter of that heat will be lost through your roof.
For example, if you were to install loft insulation of 270mm into a loft space that previously had no insulation, a typical detached house would see savings of approximately £245 per year and carbon dioxide savings of 1,000kg. It would cost around £400 for this insulation to be added, so in less than two years, you will have more than made your money back through lower energy bills.
It will cost around £300 to insulate the roof of an average semi-detached house. With savings of £140 and 590kg of CO2, you’ll be in profit in just over two years.
If your loft has no access issues and doesn’t have any damp or condensation issues, it is very easy to insulate. In fact, you could probably carry out the work yourself if you don’t mind a bit of hard work.
Mineral wool insulation is often used to insulate roofs with regular loft joists. Simply lay a first layer between the joists before adding another layer of insulation at right angles to cover the joists.
What about if I have a flat roof?
Cost savings will always depend on how much of your property is covered by a flat, rather than pitched roof. However, you should see a similar level of savings when comparing flat roof insulation to loft insulation.
Unfortunately, insulation wasn’t high on the agenda when it came to flat roofs in the past. This means that many are poorly insulated, resulting in warm air escaping in the winter and hot air leaking into an already warm room in the summer. Yet when it comes to insulating a flat roof, there is no loft space you would normally associate with a pitched roof. So how can you insulate it?
If you have a flat roof, ideally it needs to be insulated from above. An installer will add a layer of rigid insulation board, either on top of your flat roof’s weatherproof membrane layer, or alternatively, directly on top of the timber roof, with a new membrane then installed over the insulation board afterwards.
In order to comply with building regulations, this type of insulation work is now necessary with any flat roof replacement. It is possible to insulate an existing flat roof from underneath but if it the work isn’t carried out correctly, you can be left with condensation issues.
